Adelaide’s most affordable and liveable rental suburbs revealed – realestate.com.au

Prospective tenants don’t have to pass up rental properties in suburbs with good schools, parks and shopping centres just to find an affordable option.

A new PRD Real Estate report reveals the top three areas for houses and units where affordability and liveability go hand-in-hand.

The Affordable and Liveable Rental Guide identified suburbs that fit a range of criteria, including having a least 20 rented properties and a median rental price below the capital city’s median rental price.

It also considered the number of residential developments earmarked for the rest of the year and liveability factors such as low crime rates and proximity to schools, parks, public transport, shopping centres and healthcare facilities.

Kilburn, Modbury and Port Adelaide were the report’s top pick for houses, while Hope Valley, Glenelg North and Parkside were best for units.

PRD Real Estate chief economist Dr Diaswati Mardiasmo said identifying affordable and liveable areas to rent in Adelaide proved difficult in such a tight market.

She said she prioritised balancing price and future rental supply.

“Because the problem with renting at the moment is tenants can’t find anywhere to rent, we wanted to focus on the project side,” she said.

“The idea was that we’d identify places that do have as much as possible ready-to-sell houses, units or townhouses coming.”

Dr Mardiasmo said it was good – and by chance – that the identified suburbs were scattered across the metropolitan area.

“It’s really good because then it means it’s not just one corner or place,” she said.

“It also means that we’re not just directing everyone to one pocket or one part of Adelaide.”

Ouwens Casserly Real Estate managing director Nathan Casserly said other areas where residential development was planned, including the Brompton Gasworks site, could also offer more affordable rentals in the near future.

“The opportunity is going to be in the high density areas,” he said.

“It’s those rejuvenated areas.

“We need to support development and often SA has been a little bit of an anti-development capital city, especially in and around the city.

“But the next generation doesn’t want to live 40 minutes out north and south.”

Mr Casserly said the build-to-rent scheme could help ease the rental supply issue.
