AS fast as the Road Runner zooming past Wile E. Coyote, this superb Sandy Bay property was snapped up in a flash.

It only needed two days to find a new owner.

Over the past week it was Tasmania’s No.1 most viewed home on realestate.com.au and 4one4 Property Co. agent John McGregor had a bustling weekend showing it to 55 registered buyers, which totalled over 100 people coming out to view the home.

“In total it was advertised for 48 hours before going under contract,” he said.

While time on market figures are longer in Hobart now compared to a year or two ago, fast sales are not unheard of.

“A quick transaction is not unusual if you follow the process right by presenting your home at its best and being fair with your price expectation by positioning it within the range where there is still a lot of demand,” Mr McGregor said.

While there was plenty of competition afoot, No.4 View St was ultimately purchased by a Tassie-based buyer.

“It was purchased by locals whose families lived close by. They had recently sold and had been waiting for the perfect fit for their final move,” Mr McGregor said.

“The area, privacy, character and being all on one level were the biggest drawcards for them.

“The perfect mix of presentation and price is what will have made it as popular as it was.”
